Over the past few weeks we’ve framed what SEO really means and entails for Real Estate professionals trying to stay ahead of the game. We’ve finished up our series with some advice about the Content component of increasing your web presence and remaining competitive online.

CONTENT IS STILL KING – OPTIMIZE IT!

With a strategy set and the right technology, it’s time to create some content! Great content not only engages users, it attracts links, comments, referrals, and search engine traffic. When content you create is optimized, it will be picked up by search engine crawlers and allow visitors who are searching for your content to find it and reach your site. We recommend adding new, unique content to your site at least twice each week- and keep in mind there is a direct correlation between the frequency with which you post content, to how successful that content is in attracting leads!

The Nitty Gritty

So you know what optimizing does, and you know how often to do it- but what are some day-to-day actions that you should take to actually get more leads? Watch our latest LogicClassroom video, Optimizing Your Content for Search Engines (and People!)- and you’ll be ready to go with a content bag full of techniques!

A great strategy and a great website platform will never be found if the site doesn’t have quality content and if it isn’t updated regularly. Blogging is a great way to publish content, and it’s smart to syndicate that content to sites like Facebook, Twitter, and LinkedIn.

Last Word

Getting found at the top of the search engines results is unfortunately not a black and white endeavor. While Google does use a mathematical algorithm to determine where your website ranks on a page, these equations are constantly changing in nature. It’s fair to say it would be impossible to keep up with all the calculations, particularly when you have a business to run. But there are some good places to start. With some commitment, and the right foundation, new clients will find you!

We’ve taken some time to break down what SEO really means and entails for Real Estate professionals trying to stay ahead of the game. With some digestible facts and tactics to employ, we’ll cover what we think should be top of mind as you consider an SEO strategy, the technology behind it, and the content production involved- all with end goal of increasing your web presence and remaining competitive online!

We started with “The What & Why?”, and then we talked Strategy- now let’s cover the technology component.

Having the Right Technology Matters

I can’t tell you how often we speak to realtors and realize the technology behind their site is so antiquated that it will actually keep them from ever ranking in Google. It’s tough to swallow, but most real estate website platforms will actually keep your search engine traffic down. You have to have updated technology and you need to make sure the company you work with can perform.

When you’re shopping for a website provider, avoid the common pitfalls by first asking for numbers. Have the site provider send you reports from other sites built on their software- specifically, ask to look at traffic and inbound leads. Next, make sure your site includes a blog. The blog should be a part of your site. Your blog should not be hosted on blog.yoursite.com or part of some other website altogether like myblog.blogger.com. It should be an integrated blog. Example: www.yoursite.com/blog. The navigation of your site should be made up of HTML text links, not images. Finally, you should be able to edit the pages of your site with unique content. If your current provider doesn’t offer all of these features, it’s time to start looking for a new one. And these are just a few of the features you need. Doing your homework will payoff!

Once you’ve got your SEO strategy down with a solid platform behind it, it’s time to think about CONTENT. Nailing this last component down will steer you towards the top of the Google results- this may seem old hat by now, but content really is still King! Stay tuned for our final thoughts about how to make search engine optimization work for you.

Rolled out of a 4 part blog edition, we’d like to breakdown what SEO really means and entails for Real Estate professionals trying to stay ahead of the game. Served up as digestible nuggets of information and tactics to employ, we’ll cover what we think should be top of mind as you consider an SEO strategy, the technology behind it, and the content production involved- all with end goal of increasing your web presence and remaining competitive online!

Last week, we kicked off with “The What & Why?” of SEO…

Now Let’s Talk Strategy

Getting found at the top of the search engines results is unfortunately not a black and white endeavor. While Google does use a mathematical algorithm to determine where certain search terms rank on a page, these equations are constantly changing in nature. It’s fair to say it would be impossible to keep up with all the calculations, particularly when you have a business to run. But there are some good places to start, and with due diligence and time, you can compete for a findable spot.

The most common mistake that SEO novices make is to assume that everyone types the same keywords into Google. That’s just not true! In fact, well-optimized websites see visitors who type in tens of thousands of different keywords.

Even though you’ll never be able to dream up every term that someone might search on, that’s ok, because you don’t have to. A properly optimized site will rank in the results for tens of thousands of terms. So, your site will be found by people who search on all sorts of keywords, not just the ones you can think of.

Focus, focus, focus!

Still your site should be focused on the markets you serve and the kinds of buyers and sellers you want to work with. For agents, we always recommend to focus, focus, focus! If you work in Los Angeles, for example, there are literally thousands of realtors who might try to rank on page 1 in Google for a term like ‘LA Homes.’ Why set yourself up for all that competition? Pick a few smaller towns and neighborhoods you know. Focus your efforts. Then, you’ll start seeing the leads come in for buyers and sellers who want to own or sell in the markets that you know best.

Now that you’ve done your research, and you’ve got a pretty good strategy mapped out- what’s next? Our next edition will focus on the technology component of SEO. A blueprint isn’t any good without a foundation- like a house built on cement, a good SEO strategy needs to be backed with the right technology.

Let’s Start with the “What” & “Why”

Search Engines are the single biggest source of traffic for most websites. Search Engine Optimization (SEO) can be simply defined as the process of getting found on search engine sites like Google, Bing, and Yahoo! On the technical level, SEO considers how search engines work, what people search for, the actual search terms typed into a search bar, and which searches are preferred by your targeted audience.

Why is it Important?

Well, here are the facts: According to NAR’s 2010 “Profile of Home Buyers and Sellers”, 89% of home buyers searched the internet ‘frequently’ for a home in 2010. And the share of home buyers who found their home on the internet jumped from 8% in 2001 to 37% 2010. Not surprisingly, these numbers are continuing to grow. What Does it Get Me?

The next logical question is, “what exactly does SEO get me?” It gets you LEADS. And not just any leads…but qualified leads. These are the buyers or renters searching for specific types of properties in specific markets – and when they do search you want to be found right at the top of the search engine results.

Finally, SEO is a rare marketing medium. For most marketing media, consistent investment will get you consistent, flat returns. This is much like renting a home. You pay a fixed rent and you get a place to live. When you invest in SEO, you’re constantly building on your earlier investments. This is like buying a home instead of renting. Your dollars build equity. A well implemented SEO campaign sees better and better results as time goes on. Your website traffic and lead count goes up and up and up!

Stay tuned for the next edition, and we’ll talk STRATEGY.

I received this inquiry from a real estate SEO client, and thought I would share my response -

Q: “I recently read an interesting pointer in Realtor Magazine regarding naming photos. It recommends taking care with image names and not to leave camera-coded numerical file names on the images – rather retitling with relevant words. It further claims Google will recognize the keywords associated with those images and direct consumers to your website. I wanted to ask what technique/strategy you would recommend when naming photos during the download process. I noticed that when I hold my cursor on the photos on our blog, the photo title is revealed. Any insight or guidance is appreciated.”

A: Yes, it is very important to re-name images when you upload an image to your real estate website or blog! This is known as image optimization, and it is similar to optimizing a blog post or web page. Search engines do crawl photos (i.e., when you conduct a Google Image Search) so it’s best to optimize the photos when you upload them. You can do this by using your SEO keywords whenever possible: in the title, alt. text, or description.

Take a look at the image below – which is a screen shot of an image upload on WordPress – to see the steps involved in optimizing an image:

It’s also important to make sure that the keywords you are using are relevant. If you have an image of a generic beach – Wesagussett Beach, for example – title it as such. Using one of your keywords that has nothing to do with the image such as “Weymouth Homes for Sale” will not help your rankings and will not drive the relevant traffic that you are looking for. Additionally, the image alternate text (alt. text) and descriptions should be relevant and accurate.

To give an example, if you have an interior kitchen photo of 1482 Elm Street, don’t name the image <1482ElmStreetKitchenWeymouth>

Make sure that the words have spaces so the search engines can crawl them as words and not 1 giant keyword

You can make a title that specific, but if you are looking to increase your SEO rankings, you can name it something like “Elm Street Interior Kitchen Weymouth Home”. That way, you have the specifics of what street it is on if people are searching for it, as well as one of your SEO keywords (“weymouth homes”) incorporated into the title.

Writing blogs consistently and often is a great way for your website to get noticed by search engines. We recommend, and place our clients on, the WordPress platform, which is an easy to use posting system that provides tons of great features for SEO. So how do you get started?

We break down the basics of publishing a post here:

1) From your WordPress Dashboard, select “Posts” from the far left sidebar, then “Add New”

2) Write Your Content. This is where you will write all of your content. It’s important for your to take your keywords that you’ve researched (or that Boston Logic has given you!) and use them in your title, and as bold and links to relevant pages on your website in your content.

3) Add and Image. Once you’ve written your blog content, it’s optimal to break up your content for readers with an image: optimizing images are also a great opportunity for optimization, as well!

Right above where you write the body of your content you’ll see “Upload / Insert”. To upload an image, click the 1st rectangle shape. From here, a box will pop up where you click the “Select” button to choose an image to upload from your computer. Once it’s uploaded, you can optimize your image by adding Alt. Text and a Description that contain your keywords that are descriptive of your text – it also helps to have keywords in your Image Title.

You can also add a URL so that when a user clicks the image, they will land on a page of your website. If you are doing a featured listing and have an image of the apartment located in Boston, you can place the URL of the listing here so they can click to read more.

4) Tag and Categorize your post. Now that you’ve got the body of your post written, time to Tag and Categorize it. You can find both the Categories and Post Tags section on the far right of your “Edit Post” dashboard.

Your categories should be based on your SEO keywords that you’d like to rank for – select the checkbox next to the appropriate categories that your blog post fits into. These are more broad, and you should only add another category when you have a whole new topic with multiple blog posts.

Tagging allows you to be a bit more descriptive with your posts. Here, you can take the level of detail to describe your post to the next level. For real estate SEO for example, let’s say that you’ve written a Featured Blog on one of your properties in Back Bay, Boston. Check off the “Back Bay Apartments”, “Back Bay 2 Bedrooms”, etc. Your “Post Tags” are located right beneath your “Categories”.

5) Fill out the SEO pack. Depending on what version of WordPress you have, the All in One SEO Pack may be available. This is a great SEO tool that WordPress uses for you to describe your own content: add a Title, Description, and Keywords – and be sure to include yout SEO keywords that you want to rank for in all three sections.

Have Google Analytics for your real estate website? Read more to understand the terms, so you can then implement positive changes.

We have always recommended to our clients that they have Google Analytics installed on their real estate websites. We’ve even given great step-by-step instructions on how easy it is to set up Google Analytics on the Sequoia Real Estate Website platform. So let’s say that you’ve done it: now what?

In order to successfully interpret Google Analytics, you need to understand analytics terminology and language. Defining the information available to you is a great first step in understanding the effect of your web presence.

Visits - the number of times a person interacted with your website, or the number of sessions on your site

Bounce – the number of people who instantly left your site after visiting it

Page Views - how many pages users clicked on and viewed in the total amount of visits

Pages Per Visit - the total amount of pages in each specific visit

Average Time on Site – how long people stayed engaged on your website

% of New Visits - how many sessions or interactions were from first time visitors

Google Analytics Traffic Sources

Traffic to your real estate website comes from many different online sources. Direct traffic refers to the people who already knew about your website, and came to it by typing in your real estate website’s URL into their browser, or had your site bookmarked.

Referring Sites are other outside websites that are directing traffic to your website. The referral traffic can originate from blogs or affiliates that link to your site.

Search Engines, such as Google and Bing, are the online tools that allow users to search for any topic simply by typing in a word or phrase. When you are looking at the “search engine” category, note that this includes both organic and paid traffic. Organic Traffic is traffic coming from search engines: that is, the search engine combed your website and produced organic results to the user. Your Paid Traffic includes traffic from any online advertising campaigns that you are running, such as Google’s PPC, Adwords.

Now That You Know…

With this information, you can better understand what your web analytics tool is trying to tell you. Now, what do you do with it? How can you analyze this information so you can implement some of the data’s suggestions on your website?

While these are fairly broad questions without specific answers, you can start to analyze the information provided with Google Analytics by asking yourself:

What are the trends that you notice in your website’s data?

Where is recent growth coming from?

Similar to online survey data analysis, the key to implementing positive changes for your website that will help you continue to grow comes from asking the right questions and responding appropriately. The more that you practice using the analytics tools, you will continue to discover areas of improvement for your real estate website, and reacting to your data will become second nature.

Do bad reviews actually HELP the search engine ranking of bad businesses by providing an inbound link from a fairly reliable source?

I’ve been getting a lot of questions lately regarding the topic of bad reviews on website like Yelp or Get Satisfaction or any of the other review websites online. People are asking me if those bad reviews have an impact on the SEO of those bad businesses and if they are actually HELPING the bad business by providing an inbound link from a fairly reliable source (the review website).

The recent buzz on the topic was started, in part, by a lengthy feature in the New York Times which highlighted how an online “designer” glasses reseller, DecorMyEyes.com, enjoyed high organic search engine ranking in Google for designer brand names and keyphrases like ‘designer sunglasses’; not only to spite bad reviews and complaints, but BECAUSE of them. The owner was claiming that all the ‘link juice’ from the mentions of the brands in the poor reviews on reputable websites are actually helping him rank for the terms organically and helping him get new customers every day.

BUT IS IT TRUE?!

Google addressed the issue on the Official Google Blog earlier this month, tweaking their algorithm to penalize merchants that provide an extremely poor user experience, and explaining the issues they face when considering the upgrades. As Google pointed out in their blog, many review websites actually use a bit of code known as a ” rel=nofollow ” which tells search engines that the link is not to be considered an endorsement and is to essentially be ignored. Most of the ‘link juice‘ to the vendor in question actually came from articles by reliable news outlets writing about the owner’s arrest and antics!

Good Business Practices Still Apply

If this ‘Negative Marketing’ was somehow helping the company rank higher in organic search results. However, a little research would have shown potential buyers that the business has a lot of negative reviews, complaints, and lawsuits against it. Search engines are trying to provide users with the most relevant content to their search query. It’s up to online consumers to use their search engines to research merchants.

I want to assure you that the old saying that, ‘there’s no such thing as bad publicity’ just isn’t true.

The unethical marketing techniques exercised by Decor My Eyes to take advantage in loop-holes in search engine algorithms are just an expansion of ‘Black Hat’ SEO tactics. There may be short-term tricks for temporary manipulation of search engines, but algorithms are constantly evolving and changing. Eventually, bogus tactics are discovered (remember keyword-stuffing, anyone?) and improvements are made to the algorithms to make the search results even much more reliable.

THE TRUTH ABOUT NEGATIVE ADVERTISING

As a consequence of all this “Negative Advertising”, search providers and review forums such as Google, Get Satisfaction, Yahoo, and others have already taken direct action against Decor My Eyes. I did a quick search on the brand names he mentioned ranking for in the major search engines in the interview for the New York Times article, and at the time of writing this blog, he is no longer showing up in the top results for any of them.

Look what happens when you start to search for the company name, Decor My Eyes, in the major search engines now!

Immediately After the Word 'my', Google Suggests a Scam

Interestingly enough, at the time this blog was written, if you were too quick and used Yahoo Search, you could land on the company’s website without ever being alerted to any scams or complaints, as shown in the screen shot below. Although, as soon as you start to type the word ‘eyes’ into the search field manually suggestions for scams and complaints start to appear.

Yahoo Search- 'decor my' WITHOUT Warning of Scam

Yahoo Search for 'decor my e' Suggests Scams & Complaints

BE A SMART CONSUMER

Bad companies like Decor My Eyes are only able to succeed because of uneducated consumers. Consider this story as an example of why you should take the extra few moments to do some research on a company before giving them your business!

Seek out and read reviews to see what others are saying about the company. Look for reviews by established community members, not people who are anonymous or reviewed a low number of business, because reviews by less established members are not as credible. Note if there are any relevant news articles in your search engine results for the company, such as the final link appearing just above the scroll on the Bing search results about the Decor My Eyes guy getting arrested in the screen shot below!

Bing Reveals the Reputation of DecorMyEyes

In this modern age of technology, consuming is easier than ever; we can even do it from the comfort of our home! This is very convenient, but it can also lead to the dangerous habit of engaging with businesses we know nothing about. The best way to avoid being the victim of a scam, is to do your research. Search engines are also a great tool for researching company histories, not just what to buy.

WHY BEING GOOD IS ALWAYS GOOD FOR BUSINESS

This story should also serve as a warning to businesses engaging in bad business practices in efforts to trick search engines and customers. Search engines will continue to route out ‘black hat’ SEO techniques and scams like this ‘Negative Advertising/ Link Building’ Decor My Eyes was utilizing. Any advantage received from unethical ranking techniques are only temporary. If caught using unethical techniques, search engines can penalize and even ban you.

There are also real-life consequences to the bad press, consumer reviews, and Better Business Bureau complaints this company has been receiving. The website hosting and credit card payment service providers are ending their associations with Decor My Eyes for fear of being associated with an unethical business. Search engines have also deliberately targeted his company as a result of the bad press. In the end, the technique had failed, and eventually so will his business.

Businesses would be much better off putting their time and efforts into creating happy customers, writing valuable website content, blogging, and building a positive social media presence, which will only increase in value over time. You’ll probably also get more sleep that the owner of Decor My Eyes, and not be afraid to have your photo in the paper!

What People Say Counts.
A list of the ten things you need to know about SEO, search engine optimization, presented by Boston Logic.

Over 70% of online consumers start their search for products, services, and information by typing in what they need on a search engine. You probably can’t afford not introducing your company and yourself to this process (AND an enormous new audience!)

Most internet users don’t bother clicking past the first couple search results pages (many don’t even bother reading past the first one!) so it’s clear why a good position on the first page is paramount to your success.

Unlike paying for a banner advertisement or a sponsored listing on a search page, you can’t buy a good position in the search engines. What you can do is invest in SEO (Search Engine Optimization) to target visitors, provide publicity, exposure and revenue.

While you cannot actually buy the keywords that will optimize your website, it helps to imagine that you are in fact paying for them. This will help you narrow down your list until you have the ones that will most effectively drive traffic to your site and provide the most return on investment.– For example, “BC apartments” might have a TON of global searches that aren’t relevant to a Boston
broker because they could be searches for apartments in British Colombia rather that Boston College.

When choosing a keyword, you must understand that the more popular the keyword is, the more competitive it will be to achieve a high ranking for it. Typically, very general keywords tend to be more competitive. For instance, “Apartments” is extremely hard to rank for, but “South End Apartments” is much easier to achieve a high ranking for. Take advantage of the free Google Keywords Tool to determine a keyword’s difficulty rating in Local and Global Search Volumes. If you are a local company, place your focus on ranking high in your Local Search Volume and don’t worry about how you rank globally.

Don’t be afraid to use specific keywords. With the advent of Google Instant, online consumers are naturally becoming more intelligent searchers. The search results morph in real time for each letter typed into the Google search box, so often consumers end up typing in very specific search terms. Search results now will appear and change almost instantly as the keyword phrase in the search box is edited. This will start getting rid of the need to scroll through pages of results; rather consumers will just refine their search and focus on Long Tail Keywords.

After you determine how competitive a keyword is, you have to figure out how much traffic it will drive to your site. Luckily, there is no need to hire a psychic to predict the success of each keyword. There are two ways to predict the traffic from a keyword:

Use industry standard keyword research tools such as Overture or WordTracker. These won’t be 100% accurate, but they offer a basic estimation of traffic flow.

Set up a Google Adwords (pay-per-click) campaign that ties into web analytics. While Pay-Per-Click advertising is not the same as SEO because it is paid for, you can use Adwords to see the exact keywords that were typed in the search engine by a visitor. To start out, make sure to check the setting “broad match” so that you allow a variety of keywords to prompt your advertisement. While you have to pay for this service (you can rank for the first paid advertisement slot within 24 hours) it will help you learn about the keywords that will benefit your website.

After you pick your keywords, it is important to make sure you aren’t just shoving keywords into your site without good content. Even if your site is easily found by search engine robots, you must have unique, correct, specific, and appealing content in order to entice online consumers to actually stay on your site. Updating your content often is also important; if you regularly update your website, you are giving consumers more reason to return. One of the best ways to ensure new content is to blog. We recommend blogging at least twice a week to keep a constant stream of content flowing. Search engine robots will also visit your site more often as it is updated, leading to a quicker index in the future.

One of the hardest parts of SEO is acquiring incoming links. The only way you can make sure that other people link your website is to have good content. This is something that is sort of out of your hands, but by networking and blogging, you can often acquire incoming links. It is important to create social media accounts on popular websites and add links to your website on your profiles. Good websites to make accounts on are Facebook, Twitter and LinkedIn. It is also helpful to add your website to directories like Yelp, Google Places, Yp.com and industry-specific directories like Angieslist.com. You should also register your website’s blog on blog directories like Blogcatalogue.com.

Do not try to fool the search engines. While it may seem appealing and easy just to stuff your website full of keywords to up your traffic, it is the easiest way to get your website penalized or even banned from search engines completely. Search engines need their results to reflect accurately on content, not on link farms, alt text spamming, cloaking or keyword stuffing.

Great news for us in the real estate internet marketing field: Twitter, the popular real estate SEO tool, now offers real time website analytics for tweets.

After talks of website analytics being offered since December 2009, Twitter is finally jumping on the Analytics train. Twitter, one of the top social media sites in real estate marketing, recently announced at a company conference earlier this week that the popular social media site plans to offer up free, real-time analytics in the fourth quarter. There will be a phased roll out of the analytics dashboard to show users valuable information (specifically those using Twitter for their real estate business) on how their tweets are being spread, and who is of significant influence in their network.

Fortunately, following the Google Analytics example, Twitter will not be charging for its analytics feature, which was a concern as the company’s execs had alluded to the feature’s potential revenue as a possible business model in the past. Ross Hoffman of Twitter’s development team commented that Twitter would also incorporate the technology it’s using to measure tweet “Resonance” for search results and other similar features.

When the idea was first broached in December, the announcement of the Website Analytics feature was in reference to use of commercial Twitter accounts, which you would have to pay for, that contain premium features like multiple Twitter authors and an Analytics Dashboard – similar to LinkedIn’s premium accounts. However, this notion was also born out of the idea that Twitter would one day be a paid service, and as of yet there doesn’t seem to be any indication that there will be a Twitter business model.

Since that late 2009, Twitter has also matured significantly. It has been steadily competing with third party developers, and the company has consistently grown by purchasing and launching new software, such as mobile products. As for the Analytics offering, the Twitter App lists 151 applications to better understand the Twitter component of your real estate internet marketing campaign. This is great news for those of us in real estate marketing to help manage and understand Twitter presences.
